Development Valuations
The Valuation Department of Copping Joyce specialises in the provision of Development Valuations for Banks, Building Societies and Housing Associations. Increasingly, we also liaise directly with Architects for the purposes of establishing the feasibility of development schemes, including the viable amount of affordable housing.
The increasing demand by Local Planning Authorities for social housing provision and other Section 106 payments has made the analysis of development schemes ever more complicated. Copping Joyce Chartered Surveyors LLP’s Valuation Department, headed by Richard G Alford BSc MRICS, has developed a high level of specialisation in this field and close liaison with leading Housing Associations such as Circle Anglia, The Peabody Trust, Islington and Shoreditch Housing Association and others associations ensures that the Department is up to date with reference to current law, valuation techniques and market values. In particular, an expertise developed over the last few years in conjunction with a leading firm of Architects is the provision of valuations submitted with planning applications. These valuations are designed to illustrate the cost implications of Local Authority demands for social housing and Section 106 Agreements. The firm have been successful in many cases in reducing these requirements, based on the quality of valuation advice submitted.
