Legislation amending the Landlord & Tenant Act 1954 has now been incorporated into statute to produce a more streamlined system of notices and counter notices and applications to Court. Nevertheless, it is imperative that landlord and tenants are provided with expert advice as to how best to proceed in what can be a complicated and distracting exercise for any business.
Generally, we advise that an initial valuation and assessment is carried out to establish the rights of the landlord or tenant and the terms and conditions of the new lease.
The second stage is generally the negotiation of the rent and, here, the quality of comparable evidence and the dedication of staff is of primary importance in achieving the correct end result.
