The signing of a new lease or the negotiation for a new rental at review can be one of the most stressful periods for tenants and leaseholders.

We, at Copping Joyce, have a wealth of experience in the field of Landlord and Tenant. In particular, the Head of Department, David Burlinson BA (Hons) MRICS has over fifteen years of experience in this field. A careful analysis of leases and the nature of the building itself often allows for a reduction in rentals and the negotiation of more favourable terms and conditions. The early commission of a good quality surveyor in this field will pay dividends. Liaison with the tenant's solicitor often leads to more favourable terms and conditions being incorporated within new leases, at the commencement of a lease or at rent review.

Enfranchisement

A specialist area that has expanded within our firm due to changes in recent legislation. We are able to carry out an initial analysis of your property to establish the likely cost of lease extension or enfranchisement on the basis of an initial one off fee. Subsequent negotiations with the landlords and their advisors can be carried out usually on the basis of an hourly fee.
