The current economic conditions means that there remains downward pressure on rents in the South East office market. It is therefore important to explore all possible asset management possibilities to increase or at least maintain value. Copping Joyce advised Aviva Investors in respect of this 20,000 sq ft office building. The head lease was due to expire within a few months having a significant detrimental effect on the capital value. We were instructed to open discussions with the occupational sub tenant regarding extending their current lease. We successfully negotiated a new 10 year lease with a tenant break clause in the fifth year without any reduction in rent. Thus improving the capital value and improving the saleability of the asset.
