FAQ

Valuations — frequently asked

What is a Red Book valuation?

A valuation prepared in accordance with the RICS Valuation – Global Standards (the 'Red Book'), by a Registered Valuer regulated by RICS. Red Book reports are required for loan security, financial reporting (IFRS/UK GAAP), tax (HMRC, SDLT, IHT, CGT), pensions, charity, matrimonial and most regulated purposes.

What purposes do you value for?

Loan security, financial reporting, tax (HMRC, SDLT, IHT, CGT), probate, matrimonial, charity, pension and SIPP/SSAS, internal asset management, expert witness and pre-acquisition due diligence.

How long does a valuation take?

Straightforward residential and commercial reports turn around in 5–10 working days from inspection. Loan security work on portfolios or specialist assets (data centres, healthcare, hotels) typically takes 2–4 weeks.

How much does a Red Book valuation cost?

Fees are quoted on instruction and depend on the asset type, value, purpose and reporting standard. Contact us for a fee proposal — most quotes are returned the same working day.

Are you on lender panels?

Yes — we work with UK clearing banks, challenger banks, debt funds and bridging lenders. Get in touch if you need to confirm panel status for a specific lender.

Do you value across the UK?

Yes. From four offices (London, Cambridge, Manchester, Liverpool) we cover the whole of England, Wales, Scotland and Northern Ireland.

Are your valuers RICS Registered Valuers?

Yes. Every Red Book report is signed by an RICS Registered Valuer and is subject to RICS regulation, monitoring and PII.

How do I instruct a valuation?

Call 020 7749 1040 or email info@coppingjoyce.co.uk with the property, purpose and any deadline.
