Asset Management

Lender-side asset management for non-performing loans and distressed real estate — a consensual alternative to receivership, protecting value while keeping the borrower onside.

Copping Joyce's Asset Management team works lender-side on non-performing loans and distressed real estate, offering a consensual alternative to formal enforcement. Where a borrower remains engaged and value can be protected through active management rather than appointment, we step in to stabilise the asset, restore performance and chart a clear route to repayment — keeping the lender in control without breaking the relationship with the borrower.

Led by our Head of Asset Management, the team brings significant lender-side experience across banks, debt funds, challenger lenders and special-situations investors. We design and execute hold-or-sell business plans, oversee leasing and capex programmes, manage third-party agents and contractors, and report into credit committees with the structured, evidence-based reporting that lenders require. Where circumstances later change, we transition seamlessly into LPA Receivership through the same team — preserving continuity of strategy and on-the-ground knowledge.

Our work spans single assets and full NPL portfolios across residential, PRS, mixed-use, office, industrial and trade-related sectors. Each mandate is grounded in independent valuation, a clear-eyed view of the recovery range, and a pragmatic plan tied to lender objectives — protecting principal, accelerating recovery and, where possible, returning the loan to performing status.

FAQ

Asset Management — frequently asked

What is lender-side asset management?

A consensual alternative to enforcement. Where a loan is non-performing or distressed but the lender does not want to appoint receivers, we step in as asset manager — stabilising the property, working with the borrower, optimising income and preparing the asset for sale or refinance.

When does asset management work better than LPA receivership?

When the borrower is co-operative, the asset has clear upside, and the lender wants to protect long-term value (and the wider banking relationship) rather than crystallise a quick exit. It is also useful pre-enforcement, to test whether a workout is realistic before taking formal action.

What does the asset management mandate cover?

Strategy and business plan, leasing and rent collection, capex and refurbishment, property management oversight, valuation tracking, ESG and EPC compliance, lender reporting, and ultimately disposal or refinance support.

Can you switch from asset management to receivership if needed?

Yes. Because the same partners cover both routes, transition to a Fixed Charge Receiver appointment is seamless if the workout fails or the borrower stops co-operating.

What asset types do you manage?

All UK commercial and residential real estate — offices, industrial and logistics, mixed-use, PRS, retail, healthcare and development land.

Where do you operate?

Across the United Kingdom from offices in London, Cambridge, Manchester and Liverpool.
